We may collect information directly from you through website forms, email, telephone calls, text messages, paper or electronic forms, and other communications. We may also collect information automatically through cookies and similar technologies, or receive information from property owners, boards, residents, vendors, service providers, affiliates, and other parties where permitted by law.
4. How We Use Information

5. How We Disclose Information
We may disclose personal information to service providers and vendors that support our website, communications, information technology, analytics, security, property-management operations, and other business functions. We may also disclose information to property owners, boards, affiliates, professional advisers, authorities, or other parties when reasonably necessary to provide requested services, complete a transaction, protect rights or safety, respond to lawful process, or comply with law. We may disclose information in connection with a merger, reorganization, financing, sale, or transfer of all or part of our business or assets.
6. SMS Privacy and Consent
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing with subcontractors in support services, such as customer service, is permitted. All other use-case categories exclude text-messaging originator opt-in data and consent; this information will not be shared with any third parties.
DEPM may use service providers, including its communications platform provider and participating telecommunications carriers, to deliver messages and administer opt-in and opt-out requests. Those providers receive information only as needed to perform services for DEPM, subject to applicable contractual and legal restrictions.
7. Email and SMS Communication Preferences
You may opt out of marketing email by using the unsubscribe mechanism in the message. You may opt out of SMS messages by replying STOP. For SMS assistance, reply HELP or contact DEPM using the information below. Message and data rates may apply, and message frequency may vary.
An opt-out from marketing communications does not necessarily stop communications that are not subject to the same consent requirement, such as messages sent in response to your request or communications DEPM is otherwise permitted or required to send. DEPM will honor applicable consent revocations and opt-out requests as required by law. For details about DEPM text messaging, see the SMS Terms and Conditions.
8. Cookies and Similar Technologies
DEPM and its service providers may use cookies, pixels, web beacons, logs, and similar technologies to operate the website, remember preferences, understand website use, maintain security, and improve performance. Browser settings may allow you to block or delete cookies, although some website functions may not operate as intended.
9. Data Security and Retention
DEPM uses reasonable administrative, technical, and physical safeguards designed to protect personal information. No system or transmission method is completely secure. We retain personal information for as long as reasonably necessary for the purposes described in this Policy, including legal, operational, security, and recordkeeping needs.

The website is not directed to children under 13, and DEPM does not knowingly collect personal information online from children under 13. If you believe a child has provided personal information through the website, contact us so that we can review the matter.
11. Your Privacy Choices
Depending on the law that applies to you and the information at issue, you may have rights or choices concerning access, correction, deletion, or use of personal information.
